Definitions
As used in these Terms of Service, the following terms have the meanings set out below:

| "Booking Period" | The contracted duration of a Booking, as selected at the time of booking (weekly, 1 month, 3 months, 6 months, or 1 year). |
| "VAT" | Value Added Tax at the applicable rate in the UAE (currently 5%) as governed by UAE Federal Decree-Law No. 8 of 2017. |
| "FTA" | UAE Federal Tax Authority. |
| "Overdue" | A Booking status where payment has not been made after the renewal due date. |
Eligibility & Account Registration
2.1 Eligibility
To use SpaceVault Storage services, you must:
- Be at least 18 years of age;
- Be legally capable of entering into a binding contract under UAE law;
- Provide accurate, complete, and current information during registration and booking; and
- Not be barred from receiving the services under any applicable law.
By using the Platform, you represent and warrant that you meet all of the above eligibility requirements.
2.2 Account Responsibility
You are responsible for maintaining the confidentiality of your account credentials (email and password). You must notify us immediately at info@spacevaultstorage.net if you suspect any unauthorised access to your account. SpaceVault is not liable for any loss or damage arising from your failure to keep your credentials secure.
2.3 Accurate Information
You agree to keep your account information (name, phone, address, email) up to date. Providing false or misleading information may result in immediate cancellation of your Booking without refund. We reserve the right to verify your identity before confirming a Booking or processing a refund.
2.4 Guest Bookings
You may complete a Booking as a guest (without creating an account in advance). In such cases, an account will be automatically created for you using the email address and details provided during the booking flow. You will receive an email with instructions to set your password and access the customer portal.
Our Services
SpaceVault Storage provides the following services:
- Self-storage unit rental at physical facility locations in Dubai, with services accessible to customers across all seven UAE Emirates: Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah, and Umm Al Quwain.
- Online booking and management platform at spacevaultstorage.net, including a customer portal where you can view bookings, download invoices, process payments, renew contracts, and manage your account.
- Transactional communications delivered by email and WhatsApp, including booking confirmations, payment receipts, VAT invoices, renewal reminders, and overdue notices.
- UAE FTA-compliant VAT invoicing for all taxable transactions, downloadable as PDF from your portal.
Services are subject to availability at the relevant location. SpaceVault reserves the right to modify, suspend, or discontinue any feature of the Platform or any storage location with reasonable prior notice.
Booking Process
4.1 How to Book
Bookings are placed through our online platform by selecting a storage unit type, location, and rental duration. The booking process comprises three steps: (1) unit configuration, (2) account creation or sign-in, and (3) address and contact details. A Booking is only confirmed upon successful payment processing.
4.2 Booking Confirmation
After successful payment, you will receive a booking confirmation email and a unique Booking Number. Your unit details, access code or QR code, start date, end date, and invoice will be available in your customer portal. Please retain your Booking Number for all correspondence with us.
4.3 Booking Statuses

| Overdue | Renewal payment is past due. Access may be restricted until payment is received. |

| Cancelled | Booking cancelled by you or by SpaceVault in accordance with these Terms. |
4.4 Unit Assignment
SpaceVault reserves the right to assign a specific physical unit within your selected unit type and location. While we endeavour to assign the unit displayed during booking, we may substitute an equivalent unit (same size and type) in the event of an operational necessity, without affecting the price or other booking terms.
Pricing, Payments & VAT
5.1 Pricing
All prices displayed on the Platform are in UAE Dirhams (AED) and are inclusive of applicable VAT unless explicitly stated otherwise. Pricing is based on the selected unit type and rental duration. Longer rental durations may attract discounted rates.
SpaceVault reserves the right to update pricing at any time. Changes will not affect confirmed bookings already paid for the current booking period.

5.3 Payment Methods
We accept payments via credit and debit cards (Visa, Mastercard, American Express) processed securely through Stripe. All card details are entered directly into Stripe's encrypted payment interface. SpaceVault does not store or access raw card data. Administrative bookings created by SpaceVault staff may also accept alternative payment arrangements.
5.4 VAT Compliance
SpaceVault Storage is a registered VAT entity under the UAE Federal Tax Authority (FTA). Our Tax Registration Number (TRN) is printed on every VAT invoice issued through our platform. VAT invoices are generated automatically and available for download from your customer portal, in compliance with UAE Federal Decree-Law No. 8 of 2017 on Value Added Tax.
5.5 Failed Payments
If a payment fails, your Booking will remain in Pending status and the unit will not be confirmed. You will be notified of the failure and invited to retry. Units are not guaranteed until full payment is received.
5.6 Promo Codes
Promotional codes may be applied at checkout to reduce the rental price. Each promo code is subject to its own specific terms (minimum booking value, valid dates, applicable unit types and durations, usage limits). Only one promo code may be applied per booking. SpaceVault reserves the right to reject or revoke promo codes used in error or fraudulently.
Renewal & Expiry
6.1 Renewal Reminder
SpaceVault will send you a renewal reminder via email and, where WhatsApp notifications are enabled, via WhatsApp, a configurable number of days before your Booking's end date. It is your responsibility to monitor your Booking status via the customer portal.
6.2 Renewing Your Booking
You may renew your Booking for the same or a different duration from within your customer portal at any time before your end date. Renewal price will reflect the current prevailing rates at the time of renewal. Your existing unit will be retained upon successful renewal payment.
6.3 Expiry
If your Booking is not renewed before the end date, it will transition to Expired status. Access to your unit may be restricted. SpaceVault will make reasonable efforts to contact you via email and WhatsApp after expiry. You are expected to vacate and collect your goods within a reasonable notice period communicated by SpaceVault.
6.4 Overdue Status
If payment for renewal is not received by the due date:
- Your Booking will transition to Overdue status;
- You will receive overdue warning notifications by email and WhatsApp;
- SpaceVault reserves the right to restrict physical and digital access to your unit until full payment is received;
- Overdue charges or late fees may apply, as communicated at time of booking or in subsequent notifications.
Persistent non-payment may result in administrative cancellation in accordance with Section 13.
Cancellation & Refund Policy
7.1 Cancellation by You
You may cancel your Booking at any time through your customer portal or by contacting us. Cancellations are processed immediately upon submission. Refund eligibility is as follows:

Refunds, where applicable, are credited to the original payment method via Stripe. Processing typically takes 5–10 business days, subject to your card issuer's timelines.
7.2 Cancellation by SpaceVault
SpaceVault reserves the right to cancel your Booking without refund if:
- You have provided false, misleading, or fraudulent information;
- You have stored prohibited items in your unit;
- You have materially breached these Terms; or
- Overdue amounts remain unpaid despite repeated notices.
If SpaceVault cancels your Booking for operational reasons not caused by you (e.g., facility damage requiring access suspension), we will provide a pro-rata refund for unused Booking Period days and assist with alternative arrangement where reasonably practicable.
7.3 Non-Refundable Amounts
The following are strictly non-refundable in all circumstances:
- VAT — as a pass-through statutory charge, VAT cannot be refunded to you directly. Where a credit note is required, it will be issued in compliance with FTA regulations.
- Any promotional discounts already applied to the booking price.
- Administrative or processing fees as communicated separately.
Access & Unit Use
8.1 Access Methods
Upon confirmation of your Booking, you will be provided with an access code and/or a QR code, accessible through your customer portal. These credentials are unique to your Booking and must not be shared with unauthorised persons.
8.2 Authorised Users
Only you and individuals specifically authorised by you are permitted to access your unit. You are fully responsible for the conduct of all persons you grant access to. Authorised persons must comply with all facility rules, access hours, and these Terms.
8.3 Facility Rules
When accessing SpaceVault facilities, you and your authorised persons must:
- Adhere to facility access hours (Monday–Saturday: 8:00 AM – 6:00 PM; closed Sunday) and any instructions from SpaceVault staff;
- Not obstruct common areas, corridors, loading bays, or emergency exits;
- Handle goods safely and responsibly, avoiding damage to the unit, shared infrastructure, or other customers' property;
- Not perform any business activities, manufacturing, or commercial operations within the unit or on the facility premises;
- Not create excessive noise, odour, or nuisance;
- Report any suspected damage, pest activity, or hazards to SpaceVault staff immediately.
8.4 Unit Condition Check-In
SpaceVault may conduct a condition check of your unit at move-in and at move-out, documenting the state of the unit with notes and photographs. This record will be used to assess any damage claims against the unit. You may request a copy of the condition record at any time.
8.5 Locking & Access Suspension
SpaceVault reserves the right to restrict or suspend access to your unit (including activating a lock-out status) in the following circumstances:
- Your Booking is in Overdue status;
- You are in material breach of these Terms;
- A safety hazard is identified in or near your unit;
- A legal or regulatory authority requires access suspension.
SpaceVault will notify you of any access suspension as promptly as practicable.
8.6 Inspection Rights
SpaceVault staff reserve the right to inspect any unit in the event of a suspected safety hazard, suspected breach of these Terms, emergency, or as required by UAE law or a competent authority. We will endeavour to notify you in advance except in an emergency.
Prohibited Items & Activities
9.1 Absolutely Prohibited Items
The following items may under no circumstances be stored in any SpaceVault unit:

You must not:
- Use the unit or facility as a residential address, place of work, or business operations centre;
- Conduct any commercial activity within the facility without prior written consent;
- Modify, alter, or drill into the unit structure or walls;
- Install any electrical fixtures, generators, or non-standard equipment;
- Share access credentials with persons not authorised by SpaceVault;
- Attempt to access units other than your own;
- Use the Platform for fraudulent, abusive, or unlawful purposes.
9.3 Valuable and High-Risk Items
While not prohibited, SpaceVault strongly advises against storing irreplaceable items (e.g., original artworks, legal documents, heirlooms), currency or negotiable instruments, or items not suitable for storage without climate control, where our facilities do not offer such conditions. SpaceVault accepts no special liability for loss or damage to such items beyond the general limitations set out in Section 11. Adequate private insurance is strongly recommended.
Our Obligations to You
SpaceVault Storage commits to:
- Provide you with the booked unit type at the agreed price for the Booking Period;
- Maintain the facility and shared areas in a clean, safe, and reasonably accessible condition;
- Issue FTA-compliant VAT invoices for all taxable transactions;
- Notify you of any planned maintenance or access disruption where reasonably practicable with at least 24 hours' notice;
- Handle your personal data in accordance with our Privacy & Cookie Policy and applicable UAE data protection laws;
- Respond to customer support enquiries within 2 business days.
Limitation of Liability
11.1 No Bailment
SpaceVault Storage provides rental space only. We do not take custody, control, or possession of your stored goods. The relationship between you and SpaceVault is one of landlord and tenant of storage space, not a bailment or warehousing arrangement. You alone are responsible for the safe packing, handling, and suitability of your goods for storage.
11.2 Insurance Responsibility
SpaceVault does not provide insurance coverage for your stored goods. You are solely responsible for obtaining appropriate insurance to cover your stored items against loss, theft, damage, or destruction. We strongly recommend that you obtain a comprehensive storage or contents insurance policy.
11.3 Limitation on SpaceVault's Liability
To the maximum extent permitted by UAE law, SpaceVault's total aggregate liability to you in connection with any Booking or the use of our services shall not exceed the total rental fees paid by you for the affected Booking Period. SpaceVault shall not be liable for:
- Loss, damage, or theft of stored goods;
- Loss of profits, business, or revenue;
- Consequential, indirect, or special damages;
- Damage caused by fire, flood, natural disaster, vermin, or other force majeure events;
- Damage caused by goods stored by other customers;
- Service disruptions caused by third-party infrastructure failures (including cloud hosting, internet outages, or payment processor downtime).
11.4 Platform Availability
The Platform is provided "as is". While we strive for high availability, we do not guarantee uninterrupted access to the website or customer portal. Scheduled maintenance will be communicated in advance where possible. Unplanned outages will be resolved as quickly as practicable.
11.5 Force Majeure
SpaceVault shall not be in breach of these Terms, nor liable for any failure or delay in the performance of our obligations, if that failure or delay is due to circumstances beyond our reasonable control, including without limitation: acts of God, natural disasters, epidemics, pandemics, war, terrorism, UAE government orders, civil unrest, utility failures, or third-party service provider failures.
Intellectual Property
All content on the SpaceVault Storage Platform — including the website design, logos, graphics, text, software, code, and branding — is the exclusive property of SpaceVault Storage or its licensors and is protected by applicable UAE and international intellectual property laws.
You are granted a limited, non-exclusive, non-transferable, revocable licence to access and use the Platform solely for the purpose of managing your SpaceVault Storage booking. You must not:
- Copy, reproduce, redistribute, or create derivative works from any Platform content;
- Use SpaceVault's trademarks, logos, or branding without prior written consent;
- Attempt to reverse-engineer, decompile, or extract any part of the Platform's code or systems;
- Scrape, harvest, or automatically collect data from the Platform.
Termination & Suspension
13.1 Termination by You
You may close your customer account at any time by contacting info@spacevaultstorage.net. Account closure does not cancel any active Bookings; you must cancel all active Bookings separately before requesting account deletion. Your statutory rights to data erasure under the UAE PDPL remain unaffected.
13.2 Termination or Suspension by SpaceVault
We reserve the right to suspend or permanently terminate your account and cancel any active Bookings (with or without refund, as applicable) if:
- You are in material or persistent breach of these Terms;
- We have reasonable grounds to suspect fraudulent activity;
- You have provided false personal or payment information;
- You have stored prohibited items;
- Your account appears to be accessed by an unauthorised third party and we are unable to verify your identity;
- Required by law, court order, or a competent UAE authority.
In non-emergency situations, we will endeavour to notify you and provide a reasonable opportunity to remedy the breach before termination.
13.3 Effect of Termination
Upon termination of your Booking for any reason: your access credentials will be deactivated; you must remove all goods from the unit by the date notified; and the unit will be returned to SpaceVault's inventory. If goods are not removed by the notified date, SpaceVault reserves the right to remove, store, and/or dispose of goods in accordance with applicable UAE law, and you will be responsible for any reasonable costs incurred.
Governing Law & Dispute Resolution
14.1 Governing Law
These Terms of Service are governed by and construed in accordance with the laws of the United Arab Emirates, without regard to conflict-of-laws principles. Where applicable, the laws of the relevant Emirate in which the storage facility is located shall also apply.
14.2 Amicable Resolution
In the event of any dispute arising from or in connection with these Terms, the parties shall first attempt to resolve the matter amicably through direct negotiation, within 30 days of written notice of the dispute.
14.3 Dispute Resolution
If amicable resolution cannot be reached within 30 days, the dispute shall be submitted to the competent courts of the UAE in the jurisdiction where SpaceVault Storage's principal place of business is located, whose decisions shall be final and binding.
14.4 Consumer Protection
Nothing in these Terms limits or excludes rights available to you as a consumer under UAE Federal Law No. 15 of 2020 on Consumer Protection and its implementing regulations.
General Provisions
15.1 Entire Agreement
These Terms of Service, together with the Privacy & Cookie Policy and any booking-specific terms communicated at checkout, constitute the entire agreement between you and SpaceVault Storage in relation to your use of the Platform and storage services.
15.2 Amendments
SpaceVault may update these Terms from time to time. When material changes are made, we will notify registered customers by email at least 14 days before the changes take effect. Your continued use of the Platform or services after the effective date of the updated Terms constitutes your acceptance. If you do not agree to the revised Terms, you must cease using our services and cancel any active Bookings.
15.3 Severability
If any provision of these Terms is found to be invalid, unlawful, or unenforceable by a court of competent jurisdiction, that provision shall be severed from the remainder of the Terms, which shall continue in full force and effect.
15.4 No Waiver
SpaceVault's failure to enforce any right or provision of these Terms at any time shall not constitute a waiver of that right or provision, nor shall it prevent SpaceVault from enforcing that right or provision at a later time.
15.5 Assignment
You may not assign, transfer, or delegate any of your rights or obligations under these Terms without our prior written consent. SpaceVault may assign these Terms in connection with a merger, acquisition, or transfer of our business assets, with notice to you.
15.6 Language
These Terms are provided in English. In the event of a conflict between an English version and any translated version, the English version shall prevail.
